We have a group of investors that buy homes through us, meaning, we act as a wholeseller in locating properties to buy.  Most of the time, our company purchases these homes and sell them to our investors for a fee.  90% of the homes that are purchased come from a Trustee Deed of Sale (auction).  The night before the auction takes place, our buyers give us the addresses of the properties they wish to purchase, and what they want their highest bid to be.  Sometimes we get the home, sometimes we don’t because another person’s bid was higher. 

Upon purchasing these homes, Deeds (records showing home ownership) are sent to us, that need to be recorded at our government offices into the names of our buyer.

We need a system that can track which properties we have purchased, for whom, and at what price.  We also need to record when a deed comes in, relate it to the property purchased, and record what was done with the deed (recorded, past onto new owner, etc.).  Along with this, we need a way to track the “bids” that our investors have given us.

A web front-end would most likely be needed so that different employees (3-4) could enter in this data as it is received.

We also need a way to run reports on 1) Deed status 2) Customer purchases 3) Information on Properties purchased.  Some sort of search functionality would be needed also. 

This would be an internal system only.
